A comprehensive meeting with you to:

  • Understand your requirements and advise you about the current rental market
  • Appraise your property's presentation and agree improvement works – as required
  • Discuss fire, furnishing, energy performance, electrical and gas safety regulations
  • Provide a rental valuation and agree a marketing strategy to meet your needs

Setting up the Tenancy

  • Advertise your property at our premises, on Rightmove and the mlettings web site
  • Identify and meet suitable tenants that meet your requirements
  • All viewings accompanied by mlettings staff
  • Negotiation of tenancy details on your behalf
  • Obtaining tenant references and credit checks
  • Inventory preparation or update (at additional cost) DVD HD photographic and written inventory.
  • Tenant signature of all tenancy agreements and handing over of keys
  • Arrangement of Electrical, Gas Safety and EPC Certificates (at additional cost)
  • Protection of the tenant's Security Deposit in a Government approved scheme – MyDeposits – backed by the National landlords Association (at additional cost)
  • Transfer utilities (gas, electricity, water and council tax) into the tenant's name (you are responsible for notifying BT or any other telephone provider of the telephone transfer)
  • Collecting the 1st month's rent and accounting it to you - less our fees

Post Tenancy Services (for the duration of the tenancy and afterwards)

  • Property Inspection every 6 months
  • Arranging and overseeing repairs and maintenance – subject to expenditure limits
  • Demanding of the rent, preparation of the rent statement, remittance of the rent less our fees and any other costs incurred on your behalf

  • Taking your instruction and liaising with your advisors (eg: solicitor, accountant)
  • Final inventory check-out, refund of tenant's Security Deposit less any deductions and final statement of account
