Full Management service from mlettings
The mlettings "Fully Managed" service has been designed to enable landlords to fully outsource the letting and management of their investment properties.
mlettings will advise on tenancy law, advertise the property, conduct all viewings, provide tenant referencing services, establish an assured shorthold tenancy, move the tenants into the property, collect the rent each month, provide a full statement of account to the landlord, periodically inspect the property and have day to day responsibility for the smooth management of the tenancy.
"Fully Managed" Service – £225 + 12% of rent ** + VAT
- Property Appraisal. An open, honest and realistic assessment of your investment property provided by experienced landlords and letting agents with other 10 years experience of renting in Swindon and North Wiltshire.
- Tenancy Legislation. Advice on the latest tenancy laws and safety regulations that landlords must follow prior to renting out their property.
- To Let board. A mlettings branded "To Let" board displayed outside your property.
- Internet Advertising. Promote your property on the mlettings and other popular property portal web sites.
- Viewings. All viewings will be carried out by mlettings. We will provide post viewing follow up and landlord feedback.
- Tenant Referencing. Check employment and character tenant references. Provide a credit check on the prospective tenants.
- Tenancy Agreement. Create an Assured Shorthold Tenancy agreement.
- Inventory / Schedule of Condition. Create an inventory document that describes the condition of the property at the commencement of the tenancy.
- Initial Rent & Deposit Collection. mlettings will collect the 1st month’s rent and Security deposit. mlettings will protect the deposit, on the landlord’s behalf, in a Government approved Tenancy Deposit Protection scheme at an additional cost (see below)
- Check-in Process. We will read all utility meters and transfer utility bills into the names of the new tenant(s).
- Ongoing Rent Collection. mlettings will demand the rent on a monthly basis and account all monies, via BACS, on the Friday after cleared funds have been received.
- Periodic Inspections. We will inspect the property after 3 months and then every 6 months thereafter.
- Day to Day Property Management. mlettings will provide property management services during normal office hours and an "out of hours" emergency service so that any property maintenance issues can be dealt with in a timely manner.

- Landlords Gas Safety Certificate (£75 + VAT)
- Tenancy Deposit Protection Certificate (£50 + VAT)
- Tenancy Extension Documents (£40+VAT) – if requested by the landlord
** Our fee is discounted based on the number of properties that a landlord asks mlettings to manage. We reduce our fees as follows:-
- 11% - 2 properties
- 10% - 3 properties
- 9% - 6 properties
